— Location, Amenities, and Governance —

Lake Chelan Hills offers great value on the north shore. Its combination of views, lake access, and amenities can’t be beat. Plus, its HOA is proactive and fiscally sound. Here’s more about one of the valley’s best-loved neighborhoods.

The Four Divisions

Whether you judge by acreage, number of lots, or number of amenities, Lake Chelan Hills dominates the north shore.  The neighborhood is divided into four divisions as shown on the map below.

Division One (Blue) offers sweeping views from nearly every lot, but many of the homesites are steeper (which can lead to more challenging construction) and/or have significant road noise from Highway 150.

Division Two (Yellow) enjoys flatter topography but this means some homes or homesites don’t enjoy lake views.

Division Three (Pink) has generally moderate topography, good views, and great walking access to the “Willows” waterfront park. Homes next to Highway 150 will have significant road noise.

Finally, the Highlands (Green) are larger parcels with panoramic views. Owners drive a greater distance to reach the boat launch or park, but have deck views like no other.

The King of the North Shore

Lake Chelan Hills began with humble roots in the mid-1960’s and has matured into a popular and sought-after neighborhood.  Amenities include two waterfront parks with docks and buoys, two pools, a boat launch, and tennis courts.

Governance

The Lake Chelan Hills neighborhood enjoys an exceedingly well-run HOA. The HOA website contains association by-laws, CCRs, as well as several helpful maps and FAQ pages. (Maps shown on this post were drawn from HOA website.)

If you are buying a lot at Lake Chelan Hills, please remember that the great majority of homesites do not have sewer access. You will need to plan for the installation of a septic system.

HOA dues are modest, thanks to the large number of contributing lots. Dues in 2020 are $675 per year and cover the care of all parks and pools.

As the Lake Chelan Valley increases in popularity, lake access will become more and more valuable.
